Emerald Park by the Numbers

Emerald Park subdivision in southeast Springfield has been considered one of the areas most desireable places to live since it was developed in the mid 90′s by Doran Communities. Prices have historically been increasing but the recent down turn in the real estate market has even impacted Emerald Park. One easy way to analyze the true effects of the shift in the real estate market in Emerald Park is to review the information provided through the Springfield Board of Realtors statistics. Some interesting stats from the Board help to demonstrate the effect of the shift in the real estate market in Emerald Park follow:

Obviously the number of sales is down significantly from the highs of thirty plus per year which approximatley 10% of the 350 homes in the neighborhood. At the ten year low of 13 in 2009 only 4% of the homes sold. That is the bad news! The good news is that the price per square foot appears to be rebounding from a ten year low of $81 last year up to $86 this year, and the annual number of sales appears to be rebounding as well with 11 sales through August and 6 presently under contract.
